Came down to Perdido Key in the off season and stayed at Palacio. Never again! The beach service company literally takes up the entire beach front. We came down at 6:30am to set our chairs up and we’re still behind people because there is that little space. And the chairs they set up are really close to each other. We have been coming down to Perdido for over a decade and have never seen this.

If you can’t get a spot in the front when you set up at 6:30am without paying $35/day or really $70/day for us because we need 4 chairs….something is wrong. The owners need to know this will cost them rentals.

Our unit 1004 was nice. The beds are SUPER comfortable. It was clean and well decorated. We would stay here again if it weren’t for the beach issue.

Also, the gate situation is a little irritating. You have to use a pool band to even get out of the condo to go to the pool.

My wife and I booked room 802 at Palacio Condos in Perdido Key from July 28-31. The check in was easy and flawless. The condo was clean and spacious. Lots of light and views of the ocean. Roomy balcony was great for watching sunsets and listening to the waves. We only had one problem. I was getting ready to make coffee and found mold in the water reservoir. I cleaned it and ran several cycles of clean water through it and then it was fine. The condo was very quiet which was a pleasant surprise. There were a lot of kids but really never heard anything. We are used to staying at an all inclusive adults only resort but this place was really quiet at night. We had a very enjoyable stay and highly recommend staying here.

The room is very nice, clean, plenty big for four adults or a family. The condo has good security to come and go from the beach or pool. Very close to the beach. I personally don't like that the condo claims beach area as "private" so if you have your own chairs and such you have to walk a ways or set up behind the unoccupied rental chairs.

Everything about our stay was amazing. Room and amenities were very comfortable. Pool and deck area was refreshing and family friendly. Easy in and out to travel and explore the area. Only hard thing was elevators, very busy sometimes. Otherwise, I'd be here every time we visit Perdido Key.

I go on vacation every year with 3 other ladies. For the past 3 years we have stayed here. The room on the 11th floor that we had been staying on wasn't available at all. Like the person stopped renting. So we booked room 202 and it is now run by a company and not a person. My friend that booked bought all of the insurances to include damage insurance. When we got to the room over our 4 night stay, the room stunk. It smelled like the ac had not been ran in ages. The door looked like someone had kicked it in but it shut. There is no carpet in the condo, and the floor was still a little dirty. The next morning we found out first thing that the coffee pot carafe was busted. We called about it and they came out immediately to replace it and clean the floor. Then we found out the dishwasher wasn't working. That evening we found out the dryer wouldn't shut off. There was so much lint below the trap we were worried about it catching fire. Then Sunday evening we saw the fungus/mold on the wicker lamps. I also noticed the mold on my bathroom vent. One of the women that had spent the most time in the room was feeling sick the second day we were there. She was sitting between those two fungus lamps. We contacted them and they offered us a refund of the cleaning fee immediately and was sending a guy out to fix the dishwasher and dryer. They were only going to wipe down the lamps at first but we demanded they remove them immediately. Not after we left Like they wanted. So on our last day there we had a dishwasher that worked and a clean environment. I am satisfied that they gave us the cleaning fee back but I feel the 85 dollar damage insurance also should have been refunded since we damaged nothing but everything was broken. The oven burnt our food constantly. Probably a temp guage issue. Over that weekend, the hot tub was very low on water and had a ton of sand. They fixed it the monday morning. Location is top notch. I appreciate the efforts made when things were brought to their attention. I'm attaching photos.

Pros- First off, I will have to say that the unit we were in was one of the best, cleanest, and well decorated condos we have ever stayed in. All of the furniture was very comfortable and it had all of the necessary amenities. Also, the complex itself was clean and well-maintained.||Cons- The complex has only two elevators. While we were there, one elevator was down for nearly 2 days. From what everyone was saying, it was pretty much for cosmetic reasons. If it was for necessary maintenance for the safety of the occupants, that is absolutely one thing, but if it was for cosmetic reasons, that is something that should have waited until off-season. The lobby is small where the elevators are and it was a long wait when people were coming in from the beach and people checking in with all of their luggage. Again, something that could have waited when there weren’t so many people there. ||Beach chair service- This is where we were most disappointed. If you are like us and bring your own chairs, this place is not for you! |The beach chair service sets up close to the water, with barely enough room for someone with a couple of chairs to set up close to the water as well. I noticed one morning that instead of setting up the rental chairs underneath their umbrellas, they set up the rental chairs in front of the umbrellas, so as to eliminate anyone with their personal chairs to set up near the water. The condos on either side set up pretty close as well, but not as close as they did at Palacio. We walked down the beach one day towards Johnson Beach and noticed that the condos down that way did not set up in such a manner. They set their rental chairs a good distance back from the water. Out of curiosity, I asked the attendant at Palacio why they set up the way they did and he said it was not his company, Excel, but it was Palacio that wants them to set up that way. He said they want the rented chairs to be the first line of chairs. We have never stayed in a condo that did this. People pay too much money in rent to have to go down there to rent chairs on top of that just to get close to the water. We have always brought our own chairs. Some condos do include rental chairs in their price, as our unit did last year at Windemere, but we chose not to accept and use our own. They did set theirs up farther back than did Palacio.|Unfortunately, this is a deal breaker for us and we will not be back. It’s a shame because the unit itself was great! I do not want to stay at a condo complex that has the mentality that if you want to get close to the water, you have to pay for it. There was a spot to the left of the rental chairs, albeit not a big space, where people with their own stuff could set up and it was such that everyone was piling in that area. At least there was space available for people who could not/would not pay the price for chairs. You could also set up your own stuff between their rows of rental chairs, but that’s how they designed it, you don’t pay, you don’t get a decent spot.

Have visited Perdido a lot and returned after a couple years off. I am very disappointed to pay for a condo and find the beach completely monopolized by the, "beach service". They put chairs the width of the property from waters edge back 3 rows with over 30 feet between rows. The result is renters who bring their own chairs fighting over a sliver between Palacio and the next condo or relegated to well off the water. While so much space is unused between the rows. I doubt any condo website makes this known. Avoid Palacios at all cost!!
